A Guide to Understanding Roof Replacement Cost

Variables that Impact Roof Replacement Costs

Depending on the type of roof, replacement costs can vary significantly.  A number of variables affect the cost. These variables include:

  1. Size of roof
  2. Slope or pitch of roof
  3. Type of roofing material
  4. Layers of existing roofing to remove
  5. Quality of materials to be installed
  6. Height of roof (ie single story, 2-story or more)
  7. Distance to job site

Size and Slope of the Roof

Generally, as the size of the roof increases, the cost per square foot for removal and replacement decreases.  The steeper the roof, the higher the cost of the work.  Safety and access considerations have to be taken into account.

Type of Roofing Material and Number of Layers

The type of roofing material is an issue because some materials are heavier and/or more difficult to work with.  Sometimes a roof has more than one layer of roofing materials installed, all of which may need to be removed prior to installing a new roofing system, and this will increase the cost.

Quality of Materials to be Installed

With respect to quality, some types of materials cost more than others.  For example, asphalt shingles are typically fairly moderate in price, while slate or copper would be significantly more costly.

Height of the Roof

The height of the roof is a consideration, due to difficulties associated with access of higher roofs, together with consideration of placement of the roof relative to where materials may be loaded or off-loaded.

Distance to the Job Site

Finally, the distance to the job site may be an issue.  If the structure is in a remote area, consideration is needed for lodging and materials delivery.

Tear-off Costs

Tear-off (or removal) costs vary by type of roofing material.  For budgeting purposes, plan on the following cost per square foot, assuming a single-layer of roofing that is readily accessible:

  1. Shingle – $.50-$.85
  2. Wood shake – $.90-$1.35
  3. Tile – $1.65-$2.80
  4. Slate – $2.40-4.00
  5. Metal – $1.80-$2.50
  6. Foam – $1.50-$2.00
  7. Roll products – $.65-$1.90

*Remember, whatever material is beneath the roofing system may also need to be removed, and this will add to the cost.  Examples might be rigid insulation board, additional layers of roofing, some type of cover board, and so on.

Roof Deck Repairs

Once the roofing materials are removed from the roof structure, the roof deck needs to be evaluated.  There may be need to perform repairs to the deck prior to installation of the new roof system, and this will add to the overall project cost.  Fascia may need to be replaced, scuppers or roof drains repaired or replaced, perhaps skylights are to be replaced or newly installed, and so on.

Roof Installation Costs

After roof deck issues have been addressed, it is time to install the new roof system.  In addition to the roof covering, insulation board and/or cover board may be installed, edge metal and/or coping may be added, new penetration flashings may be needed, and so on.  For the roof system, typical costs per square foot might be as follows:

  1. Shingle – $2.75-$5.00
  2. Wood shake – $7.00-$10.00
  3. Tile – $8.50-$15.00
  4. Slate – $11.00-$20.00
  5. Metal – $9.00-$21.00
  6. Foam – $4.00-$8.00
  7. Roll products – $2.80-$9.00

You are probably wondering why such a wide range in pricing.  Remember, the variables that need to be considered – access, slope, distance, quality, type.  There is a significant difference in price between a standard galvanized corrugated roof and a standing seam copper roof.  The same holds true for a basic shingle and a specialty shingle.

When considering roof replacement, keep in mind that many variables will affect the ultimate investment amount.  It’s beneficial to have a competent roofing company assess the existing roofing system, then provide a Proposal with several options for consideration.
