Commercial Spray Foam Roof Restoration with Elastomeric Coating in Mesa, AZ

A general contractor brought us in to restore the flat roofing system on a commercial warehouse in Mesa, Arizona. The existing spray foam roof had compromised areas, worn coating, ponding water, and vulnerable details around the parapet walls and roof drains.

We restored the system with targeted polyurethane spray foam repairs, new drainage crickets, custom parapet detailing, and a white elastomeric surface membrane. The result was a better-draining, reflective roof designed to provide long-term protection against Arizona’s intense heat and seasonal weather.

Problem: Compromised Spray Foam and Drainage Issues on a Commercial Flat Roof

Sections of the existing spray foam roofing system had been affected by water, leaving worn coating and deteriorated areas that increased the risk of moisture intrusion. Ponding water also indicated that drainage needed to be improved around the roof drains and low-lying sections.

The active warehouse remodel added another layer of coordination. Multiple rooftop units, new parapet transitions, and ongoing construction required us to follow the general contractor’s schedule while maintaining safe access, daily site control, and dependable debris management.

Solution: Targeted Spray Foam Repairs and Reflective Elastomeric Protection

We began by scarifying the compromised foam areas and thoroughly cleaning the roof to prepare it for the new materials. We installed polyurethane spray foam where needed, including at new parapets and low-slope transitions, to rebuild damaged sections and create a continuous roofing surface.

We constructed additional foam crickets to improve water movement toward the roof drains. We also sanded and shaped the transitions around the drains to promote smoother drainage and protected the drain openings during the foam and coating applications to reduce the risk of overspray or obstruction.

Along the parapet walls, we installed synthetic underlayment and black prefinished coping metal to protect the exposed roof edges. We then applied a white elastomeric surface membrane across the restored roof and extended it up the parapet areas to the coping caps, creating a reflective and weather-resistant finish.

Our completed restoration provided the commercial warehouse with a renewed flat roofing system, improved drainage details, and refreshed waterproofing protection. The added crickets and refined drain transitions help reduce ponding, while the white elastomeric surface reflects sunlight and protects the underlying spray foam from UV exposure.

By coordinating closely with the general contractor and maintaining a clean work area throughout the active remodel, we completed the specialized restoration with minimal disruption.
